If you Google "Irvine median home price" you'll get answers ranging from $1.5 million to $1.6 million, and even higher for specific neighborhoods. Here's why, and which numbers to trust.
Redfin's rolling three-month window through May 2026 put Irvine's median sale price at $1.5 million, down 4.5% from the same period a year earlier, with price per square foot at $791, down 5.2% year over year. That same Redfin dataset showed homes selling in about 42 days on average, receiving roughly 3 offers, with 550 homes sold in May 2026 compared to 527 the year before.
A separate June 2026 snapshot (Redfin data reported via Houzeo) showed the median at $1,580,000, up 8.22% year over year, with homes moving in 49 days and a 1.39-month supply of inventory. Sale-to-list ratio came in at 97.75%, and 468 homes sold that month, up 60.27% from June 2025.
Both of these can be accurate at the same time. Redfin's three-month rolling average smooths out month-to-month swings, while a single-month snapshot captures more volatility, especially with a market this size. Local brokerages pulling directly from CRMLS in April 2026 cited active listings at a median of roughly $1.6 million to $1.72 million, reinforcing that the $1.5M to $1.6M range is the right ballpark for 2026, even if the exact YoY direction depends on which month and which dataset you're looking at.
The practical takeaway: don't anchor to one website's number. Pull a live comparative market analysis for your specific neighborhood and price tier before you price a listing or write an offer.
Inventory and Days on Market
Inventory has been loosening compared to the ultra-tight years of 2021 through 2023. Active listings across Irvine have run in the 600 to 820 range through the first half of 2026 depending on the week, which works out to roughly 1.17 to 1.4 months of supply, still well under the 5 to 6 months that defines a balanced market.
Days on market varies a lot by price tier and village. Citywide medians have ranged from about 42 to 55 days through 2026, up meaningfully from the 25 to 37 day pace common in 2024 and early 2025. Well-priced homes in strong locations are still closing in 3 to 5 weeks. Overpriced listings, especially in the luxury tier, are the ones dragging the average up, sometimes sitting past 100 days.
Mortgage Rates: The Number That Moves Everything Else
Freddie Mac's weekly Primary Mortgage Market Survey put the 30-year fixed rate at 6.58% for the week ending July 23, 2026, up slightly from 6.55% the week before. That's a one-year high for the survey. A year earlier, the same week showed 6.74%, so rates have moved in a fairly narrow band over the past twelve months rather than trending sharply in either direction.
Every quarter-point move on a $1.2 million loan changes the monthly payment by roughly $190 to $200, so small rate swings matter more in Irvine than in most U.S. markets simply because loan sizes are so much larger here.
Where Prices Land by Neighborhood
Irvine isn't one market. It's a collection of master-planned villages, and the spread between them is enormous:
- Turtle Rock: median sale price around $2.4 million (Redfin, Feb 2026), one of the city's original hillside communities, largely built before Mello-Roos financing was common.
- Orchard Hills: the newest luxury tier, with active list prices commonly in the $3.1 million to $3.5 million range as of mid-2026.
- Great Park: median sale price around $1.6 million (Redfin, Feb 2026), currently the single largest source of active inventory in the city.
- Woodbury: roughly $1.4 million to $1.6 million depending on the sub-area and month.
- Woodbridge: the most affordable established village, generally $1.1 million to $1.3 million.

Irvine's structural fundamentals (a landlocked city with very little remaining buildable land, top-rated schools, and a large local employment base in tech, life sciences, and finance) continue to support values even as the market normalizes from the pandemic-era frenzy.
